Casa La Cuixa Mar is a breathtaking luxury villa vacation rental directly overlooking Banderas bay located in the exclusive gated residential community of El Farallon at Los Veneros, adjacent to the W Hotel in Punta de Mita, Riviera Nayarit. This villa has a sister property called Casa La Cuixa Cielo which is next door and available as a twelve-bedroom estate.

The main palapa is a gorgeous work of art with its stunning palm pillars surrounded by the local tree Higuera branches. The living room invites you to rest between colorful Mexican decorations while enjoying a margarita.

A beautiful patio invites you to walk through the main door and start looking at the deep blue color of the pacific ocean.

Dinner can be served on the main dining table that seats up to 14 people, to enjoy the exquisite menu offered by our main chef. Another dining option can be the mirador palapa just a few steps down of the house, the best way to watch the beautiful sunsets of Punta Mita, with a round table set up for 10 people.

The media room is located next to the main outdoor room area, which can be used for a small meeting, or just relax and watch TV, play games, stream movies, or work.

Another small palapa terrace is located down the big stairway to the beach, this is a great area for intimate gatherings and fantastic sunsets as well, situated on top of the beach, with a fabulous deck where can be used for a romantic dining experience or schedule a relaxing massage while enjoying the ocean sounds.

This stunning beachfront-cliff property features 6 magnificent bedroom suites that sleep up to 12 people. Surrounded by a beautiful jungle landscape the distinctive yellow color of the house attracts your eyes right away.

While at Casa La Cuixa Mar the guests can enjoy all the water toys we have to offer, such as paddle boards, surfboards, a complete kite board kit, kayaks. A tennis court is also available for the guests, located at the back of the house with an exclusive house entry (all tennis gear available), next to the gym where fresh towels and cold drinks will be provided.

This luxury vacation villa is close to this exclusive property to the W Punta Mita and is located 5 minutes away (Golf cart distance), where the guests can enjoy a massage at the wonderful spa, have a reservation for dinner at the exclusive restaurants, or just enjoy a drink at the chic-Mexican themed W lounge.

A 70-foot Catamaran is available for rent per day for the guests that are staying at Casa La Cuixa Mar, to go whale watching (in season), visit las Marieta Islands, go snorkeling and have a great sail experience at the Banderas Bay.

OCCUPANCY INFORMATION

Villa Occupants

All villas and condos have a policy of a maximum number of 2 guests per bedroom. The maximum number of persons means adults and children regardless of age. The maximum number of guests will be confirmed on your rental agreement. Additional guests may be allowed with an additional charge and written permission of the owner or agent. An extra per person/per night charge will apply.

Minimum Stay: Minimum stay may vary depending on the property selected.

Winter: 5 or 7 Nights stay
Summer: 3 Nights stay
Christmas/New Year: 7 Night stay for each Holiday

Check-In / Check-Out Time: Check-In time is 3:00 p.m. / Check-Out time is 11:00 a.m. The villa staff will be anxiously waiting for your arrival to welcome you.

Seasons:

Winter: November 1- April 30
Summer: Summer: May 1- Oct 31
Christmas /New Year. Any 7-night stay covering either Christmas or New Year’s between December 18 and January 8.

Note: Holiday rentals may require a Saturday-to-Saturday rental policy.

Events & Special Occasions: A gathering with more than half the number of registered guests in the villa is considered an Event and written permission is required in advance. An Event Fee will apply which is equal to one night’s additional rental.

Age Requirement: To make a reservation you must be 25 years or older. Non-compliance with these rules and regulations will result in immediate eviction from the property with no return of any funds paid. The person signing the contract must occupy the premises for the entire length of the reservation.

Liability: Casa Bay Villas, the owners, staff employees, and representatives shall not be held responsible for any claims, losses, injury, or expenses arising out of any injury, illness, personal property loss, transportation delays or inconveniences, or damage to any person or property of persons occupying the property. Any dispute arising out of or related to this agreement shall be determined exclusively by the courts or competent jurisdiction in Puerto Vallarta, Jalisco, Mexico The owners, employees, and agents shall under no circumstances be held responsible for any disturbance or inconvenience to guests occupying the property caused by neighbors or the surrounding area. Unlawful activities will not be tolerated and noise curfews affecting nearby properties will be enforced

Pets: No pets will be allowed in the rental property without written permission before arrival.

DEPOSITS AND PAYMENTS

As one of the leading vacation rental agents representing privately owned luxury villas and condos, we pride ourselves on a stellar reputation that we are proud of and want to uphold.

Payment Policy – Rates are in US Dollars – Please contact our office to select and CONFIRM your Reservation Payment Method. Payments in the original currency specified (US Dollars) on all villa or condo vacation rentals.

- Deposit Payment – A deposit equal to 50% of your total reservation is required within five business days to confirm your reservation. If your deposit is not received at this time your reservation may be considered cancelled. Please ask for an extension if needed. Until your reservation is confirmed, rates are subject to change without notice.

- Final Payment – The final payment balance of 50% on your reservation will be due 60 days before arrival at the villa or condo.

- For all Holiday Reservations – Final Payments are due 90 days before you arrive at the villa or condo.

Refundable Security Deposit – All reservations require a Refundable Security Deposit due with your final payment. See below for details.

All rates include daily staff services (excluding Sundays and Mexican Holidays). The staff will be available at no additional charge for guests’ arrival/departure on Sundays and Holidays. Rates do not include the cost of food & beverages, staff gratuities, or airport transfers.

Damages & Responsibility: All owners require a Refundable Security Deposit which will be due with your final payment. If there are no damages or lost items, we will return your security deposit two weeks after your departure. Guests occupying the property will be responsible for any damages caused by themselves or their guests to the property or its contents during their stay. Costs for damage will be limited to repairs or replacement value of items(s) damaged. Unlawful activities, and boisterous behavior will not be tolerated.

Many properties have zero cancellation policy so Trip Cancellation Insurance is strongly recommended. Travel Insurance is available through your airline carrier or Trip Cancellation Insurance online. They are equipped to respond to many unexpected circumstances and unfortunate occurrences that threaten to interfere with even your best- laid plans. CANCELLATION POLICY

Cancellation Policies vary with each private villa owner. Policies are based on being able to re- rent the property for the same dates and nightly rate or up to the discretion of the owner.

If a guest elects to terminate their Reservation/Rental Agreement Casa Bay Villas will contact the owner to request a Full Refund be made to the guest up to ninety (90) days before arrival at the villa or condo less a Cancellation/Service Fee of 35% of the total rental amount.

Any cancellation received 90 days or less before your arrival date or any cancellation scheduled over the Christmas/New Year Holiday period will not be eligible for any refund unless we can re-rent the villa or condo for the same dates and amount, in which case Casa Bay Villas will request from the owner a Full Refund be made to the guest less a 35% Cancellation/Service Fee of the total rental agreement.

Holiday Reservations – At the request of all villa owners any cancellation schedule over the Christmas/New Year Holiday or major Holiday periods will not be eligible for any refund unless we can re-rent the villa or condo for the same dates and amount, in which case Casa Bay Villas will request from the owner a Full Refund be made to the guest less a 25% Cancellation/Service Fee of the total rental agreement.
