The pool deck features an infinity pool just feet above the waves of Banderas Bay. A built-in hot spa for relaxing on cool evenings, with eight lounge chairs for sunning and umbrellas for shade, makes this a spot few guests ever want to leave.

Top Floor – Entry Level – The massive open-air entrance transports you into the garden atrium filled with tropical plants, colorful works of local artisans, and halls that lead to four spacious suites.

The Mismaloya Room – A vision in ocean colors of blues and grays, this Super Master king bedroom features expansive ocean and Los Arcos views, a huge walk-in closet & dressing room, an en-suite master bath with free-standing soaking tub and shower, a sitting area with TV, and a private ocean-front balcony.

Yelapa Room – This room features a spa-like décor, a king-size bed, lush garden view, an en-suite master bath with dual sinks, and a spacious shower.

Colomitos Room – This spacious, sunny garden room features two large twin beds, a sitting area, and an en-suite bath with a shower.

Los Animas Room – This room is a vision in misty pinks and pastels, featuring a king bed, expansive ocean views, a huge private balcony, a sitting area, a large dressing room, and a bath with dual sinks and a shower.

Main Floor

Chimo Room – Fresh greens and gold are the theme of this private main-floor bedroom, which features a large king bed and one twin bed, an ocean-view balcony, and dual sinks in the en-suite bath with a shower.

Main floor Social Area –

The area features both cozy seating and a larger space for all to gather. The indoor dining room seats 12 guests, and the adjacent outdoor dining area comfortably seats 8 guests for casual outdoor or formal indoor dining.

The adjacent game room features a modern billiards table and an outdoor seating area.

The crown jewel of the outdoor patio is the palapa sitting area. A hammock and crescent-shaped couch, a lounge area with a small dining table, perfect for whale watching over morning coffee.

In our gourmet kitchen, our villa Chef and Staff will prepare delicious meals, drinks, and snacks, while guests relax on the pool deck. The outdoor grill is a great place to gather and smell the wonders our chef will prepare from the freshest ingredients we shop for locally.

Ocean level floor –

Tabito Suite – This large, ocean-view private apartment is just feet from the surf. This floor features two rooms and a small kitchen area with a microwave, a burner stovetop, and a mini fridge. This entire private floor features a workspace with an ocean-view desk, a small area adjacent to the office with a daybed, and a master suite with a king-size bed, a walk-in closet, and a large en-suite bath with a shower. This master suite also features a second twin bed and a large screen TV. Large glass doors open to a private patio with a sitting area, a small lawn, and a garden.

Private Gym – features a big screen TV for streaming fitness and movie content, a treadmill, a power rower, an elliptical trainer, weights, yoga mats, and foam rollers.

Enjoy the large outdoor patio for yoga and Pilates classes, as well as a lawn area for lawn games or lounging.

Just a two-minute walk from the front door, you will find our private Sierra Del Mar at the Los Arcos private Beach Club, Restaurant, and Gym. The private Beach Club is open daily (with a few exceptions) for your enjoyment. The Club features sand and poolside lounges, umbrellas for guest use, towels, and shade areas. The friendly staff of the restaurant and bar are there to serve delicious meals and snacks from Breakfast to sundown. The full bar offers cocktails, soft drinks, and snacks at reasonable prices.

The heated pool and hot tub are a bonus for beachside lounging and beverage service. The ground floor of the beach club features a gym, kayaks, paddleboards, and life jackets for guest use. Great snorkeling can be found just to the left and right of the beach entrance. For amazing snorkeling or diving, paddle out just 5 minutes to the Los Arcos marine preserve to see the area’s most prolific underwater sea life. A short paddle around the large rocks of Los Arcos, guests can observe nesting bird species, including the rare and elusive Blue Footed Booby Bird – really, it’s a real thing!! Look for the bright blue feet of this rare bird, found here and at two other places in the world.

OCCUPANCY INFORMATION

Villa Occupants

All villas and condos have a policy of a maximum number of 2 guests per bedroom. The maximum number of persons means adults and children regardless of age. The maximum number of guests will be confirmed on your rental agreement. Additional guests may be allowed with an additional charge along with permission of the owner or agent. An extra per person/per night charge will apply.

Minimum Stay: Minimum stay may vary depending on the property selected.

Summer: 3-4 Nights Stay
Winter: 5-7 Nights Stay
Christmas/New Year’s: 7 Nights stay for each Holiday

Check-In / Check-Out Time: Check-In time is 3:00 P.M. / Check-Out time is 11:00 a.m. The villa staff will be anxiously waiting for your arrival to welcome you.

Seasons:

Winter: November 1 – April 30
Summer: May 1 – Oct 31
Christmas /New Year’s: Any 7/night stay covering either Christmas or New Year’s between December 18 and January 8.

Note: Holiday rentals may require a Saturday-to-Saturday rental policy.

Events & Special Occasions: A gathering with more than half the number of registered guests in the villa is considered an Event and written permission is required in advance. An Event Fee will apply equal to one night’s additional rental.

Age Requirement: To make a reservation you must be 25 years or older. Non-compliance with these rules and regulations will result in immediate eviction from the property with no return of any funds paid. The person signing the contract must occupy the premises for the entire reservation.

Liability: Casa Bay Villas, the owners, staff employees, and representatives shall not be held responsible for any claims, losses, injury, or expenses arising out of any injury, illness, personal property loss, transportation delays or inconveniences, or damage to any person or property of persons occupying the property. Any dispute arising or related to this agreement shall be determined exclusively by the courts or competent jurisdiction in Puerto Vallarta, Jalisco, Mexico.

The owners, employees, and agents shall under no circumstances be held responsible for any disturbance or inconvenience to guests occupying the property caused by neighbors or the surrounding area. Unlawful activities will not be tolerated and noise curfews affecting nearby properties will be enforced.

Pets: No pets will be allowed in the rental property without written permission before arrival.

DEPOSITS AND PAYMENTS

As one of the leading vacation rental agents representing privately owned luxury villas and condos, we pride ourselves on a stellar reputation that we are proud of and want to uphold.

Payment Policy – Rates are in US Dollars – Please contact our office to select and CONFIRM your Reservation Payment Method. Payments in the original currency specified (US Dollars) on all villa or condo vacation rentals.

Deposit Payment – A deposit equal to 50% of your total reservation is required within five business days to confirm your reservation. If your deposit is not received at this time your reservation may be considered cancelled. Please ask for an extension if needed. Until your reservation is confirmed, rates are subject to change without notice.

Final Payment – The final payment balance of 50% on your reservation will be due 60 days prior to arrival at the villa or condo.

For all Holiday Reservations – Final Payments are due 90 days prior to your arrival at the villa or condo.

Refundable Security Deposit – All reservations require a Refundable Security Deposit due with your final payment. See below for details.

All rates include daily staff services (excluding Sundays and Mexican Holidays). The staff will be available at no additional charge for guests’ arrival/departure on Sundays and Holidays. Rates do not include the cost of food & beverages, staff gratuities, or airport transfers.

Damages & Responsibility: All owners require a Refundable Security Deposit which will be due with your final payment. If there are no damages or lost items, we will return your security deposit two weeks after departure. Guests occupying the property will be responsible for any damages caused by themselves or their guests to the property or its contents during their stay. Costs for damage will be limited to repairs or replacement value of items(s) damaged. Unlawful activities and boisterous behavior will not be tolerated.

Many properties have zero cancellation policy so Trip Cancellation Insurance is strongly recommended. Travel Insurance is available through your airline carrier or through Trip Cancellation Insurance online. They respond to unexpected circumstances and unfortunate occurrences that threaten to interfere with even your best-laid plans. Contact our office for information and assistance.

CANCELLATION POLICY

Cancellation Policies vary with each private villa owner. Policies are based on re-renting the property for the same dates and nightly rate or up to the discretion of the owner.

If a guest elects to terminate their Reservation/Rental Agreement Casa Bay Villas will contact the owner to request a Full Refund up to ninety (90) days prior to arrival at the villa or condo less a Cancellation/Service Fee of 35% of the total rental amount.

Any cancellation received 90 days or less before your arrival date or any cancellation scheduled over the Christmas/New Year Holiday period will not be eligible for any refund unless we can re-rent the villa or condo for the same dates and amount, in which case Casa Bay Villas will request from the owner a Full Refund be made to the guest less a 30% Cancellation/Service Fee of the total rental agreement.

Holiday Reservations – At the request of all villa owners any cancellation schedule over the Christmas/New Year Holiday or major Holiday periods will not be eligible for any refund unless we can re-rent the villa or condo for the same dates and amount, in which case Casa Bay Villas will request from the owner a Full Refund be made to the guest less a 30% Cancellation/Service Fee of the total rental agreement.
